With insulated concrete foundations (ICF), structural headers over doors and windows can be incorporated into the ICF wall. Steel applied both horizontally and vertically are engineered to address the level of backfill. Moisture barriers are applied to the outside of the ICF foundation in the form of a peel and stick, rubberized membrane. Point load bearing points in the ICF foundation are reinforced with steel. Exterior decks and concrete slabs are set on reinforced concrete haunches. Load-bearing interior beams are set in steel reinforced beam pockets. Utility penetrations are sleeved through the wall before concrete is poured. Brick, stone, siding, and EIFS stucco can be applied to the outside surface and any interior finish material directly to the inside. There is no need to fur or insulate walls to meet building codes. Fire suppression paper can be applied directly to the inside surface. Insulated concrete forms (ICF) can be poured and used for first and second floor walls.
